Frequently Asked Questions.
How are you different from other REALTOR®s?
We offer a low price listing option and traditional commission based real estate services. Our $499 listing offer is a limited service real estate listing which can save sellers THOUSANDS of dollars. For a low fee, sellers get the exposure of the MLS and expert contract negotiation. Basically, all of our work is done remotely to keep the cost low. The seller provides us all the listing information and handles all the showings. All inquiries about the property are answered by the seller. All offers are sent to us and we help the seller negotiate the best offer.
How much money can I save?
Consider a home for sale at $300,000. With a traditional REALTOR® commission service of 6% (3% to listing agent, 3% to buyer’s agent), you are looking at REALTOR® fees of $18,000. Just cutting out the listing commission will save you over $8,000.00! Also, the buyer’s agent commission is negotiable so you could potentially save many more thousands.
Sounds great! How do I get started?
Feel free to contact us to get started or if you have further questions. Once the upfront listing fee is paid, we will send you a listing packet to fill out. It includes the listing agreement, the listing information form, and the seller’s disclosure. Once those are returned to us, we will list the home on the MLS and hundreds of real estate websites. Buyers and their agents will contact you to view the home.
Showing the home seems like a hassle. How does that work?
You can choose how you want to handle showings. You are free to show the home as you wish or let buyer’s agents show the home to their clients. For a small additional fee, we offer an E-showing package that includes a buyer’s agent showing scheduling service and an electronic lock box. This allows you to easily schedule showings and provide secure access to buyer’s agents, inspectors, and appraisers.
Should I offer a commission to a buyer’s agent?
A buyer’s agent can bring a lot of value to a transaction. When you offer a buyer’s agent commission, you will have more showings with qualified buyers. The agent will handle the showing, the offer submission, and help the buyer get to a successful closing. We recommend offering a 2.5% - 3% commission to a buyer’s agent to get the most exposure and money for your home.
What if I find a buyer who is not represented by an agent?
The buyer will often need help drafting an offer and understanding the home buying process. You are free to use a real estate attorney or title company to help you close the transaction. For our listings, we offer a low 1% commission Intermediary service for unrepresented buyers.
